How is design-build different from hiring an architect and then a contractor?
In the traditional path you hold two separate contracts and the design is complete before anyone prices it, so cost feedback arrives late. In design-build you hold one contract, the builder prices the design as it develops, and the two disciplines coordinate continuously rather than through a formal handoff.
Do I lose design control with design-build?
No. You are still approving every drawing and every selection. What changes is that a builder is in the room telling you what each choice costs and how it gets built, while you can still change your mind cheaply.
Is design-build only for large projects?
Not at all. A kitchen or a primary-suite addition benefits from it as much as a custom home — arguably more, since small projects have the least room in the budget for a redesign after pricing comes back.
