Does a La Jolla remodel need coastal approval?
It depends on where the property sits. Much of La Jolla is inside the Coastal Zone, where exterior work generally requires a Coastal Development Permit through the City of San Diego. Properties east of the coastal boundary follow the standard city permit path. We check the parcel before design begins.
Can you remodel a mid-century home in the Muirlands without ruining it?
Yes, and it is worth being deliberate about. The value in those houses is in the roof planes, the glazing, and the relationship to the site. We upgrade the systems, insulation, and glazing performance, and reserve changes to the envelope for places where the original plan genuinely does not work.
How do steep La Jolla lots affect a project budget?
Access and foundation work drive it. Narrow streets and steep driveways slow material delivery and often require smaller equipment, and hillside sites usually need engineered foundations, retaining, and drainage. We price those realistically up front rather than discovering them during excavation.
