Nearly every neighborhood here has an HOA with architectural review for exterior changes, and several are governed by community-specific design guidelines. Interior remodels are usually straightforward; anything visible from the street generally needs HOA approval alongside the city permit.

What is the highest-value remodel in a Carmel Valley home?

Typically the kitchen and the wall between it and the family room, followed by the primary bath. These floor plans were drawn when formal living and dining rooms were expected; reallocating that square footage is usually the change that makes the house feel new.

Do I need HOA approval for a remodel here?

For anything affecting the exterior, almost always. Windows, doors, paint, roofing, hardscape, and additions typically require architectural committee review in addition to the city permit. Interior-only work usually does not.

Can a bearing wall be removed in a two-story Carmel Valley home?

Usually, with a properly sized beam and a load path carried down to a footing. In two-story production homes that often means work in the floor system and sometimes a new footing. It is routine — it just needs to be engineered rather than guessed at.
