What we find in Pacific Beach homes
Small 1940s–1960s beach cottages and bungalows dominate, alongside a substantial stock of 1960s–1980s multi-unit buildings. Lots are narrow and setbacks tight, so second stories, rooftop decks, and interior reconfiguration are more common than horizontal additions. Many properties have accumulated unpermitted conversions over the years, which we identify early rather than uncover during inspection.
Permitting and planning in Pacific Beach
Pacific Beach permits through the City of San Diego under the Pacific Beach Community Plan, and much of the neighborhood is within the Coastal Zone, requiring a Coastal Development Permit for qualifying exterior work. Can I add a second story to a Pacific Beach cottage?
Often, within the coastal height limit that applies in this part of the city. The practical questions are whether the existing foundation and framing can carry it and how the stair fits into a narrow floor plan. Both get answered before design goes far.
What happens if previous work on my house was never permitted?
It is common here. Depending on the work, it can sometimes be permitted retroactively with inspection, and sometimes it has to be corrected or removed. We look for it during the walk-through so it lands in the scope and the budget instead of stopping the job.
Do you work on rental and multi-unit properties?
Yes — unit renovations, exterior and common-area work, and full building repositioning, phased to keep occupied units livable where that is the goal.
