My Coronado house is old — do I need historic review?
Very possibly. Coronado requires a historic determination for many older properties before significant exterior alteration or demolition. Finding out where your house stands is the first step, and it changes the design approach substantially depending on the answer.
Can a historic Coronado home be modernized inside?
Generally yes. Historic review focuses on exterior character-defining features. Interior work — kitchens, baths, systems, insulation — usually has far more latitude, which is where most of the daily-living improvement comes from anyway.
What is different about building in the Coronado Cays?
Salt and water. Waterfront exposure demands corrosion-resistant hardware, fasteners, and fixtures, and careful attention to waterproofing and dock or bulkhead conditions. Spec the wrong hardware there and you will see it inside five years.
